Maze & Friends does real estate marketing from Vienna for estate agents, developers, planning firms and construction companies. Your clients are deciding about a lot of money and want to know in advance whom they are trusting with it. We make that reliability visible, with film, photos, website, guides and ads, before anyone calls your competitor.
In short: Maze & Friends, the marketing agency from Vienna, does real estate marketing for estate agents, developers, planning firms and construction companies: from winning listings and project sales to client acquisition. Because large sums and long decisions are involved, trust, evidence and local visibility count for more than reach. To get there, Maze & Friends combines film and photography, a website with tracking, guides, AI visibility and ads.

For estate agents, the business is decided by the owner, not the buyer: whoever holds the sales instruction holds the property. But owners search differently today. First they google the name, then they check reviews, website and Instagram, ask ChatGPT for an agent in their district and compare who visibly presents properties well. Anyone who doesn’t show up there, or shows up with phone photos, wins the instruction less often, however well they negotiate.
For developers, planning firms and construction companies, the problem lies elsewhere: the work is visible, the competence isn’t. The reference list sits on the website as a PDF, the current building site is never shown, and clients have to rely on referrals. Then there is the search for skilled workers: anyone looking for site foremen, site managers or technicians competes with businesses that show on social media what working there is like.
What both have in common is large sums and long decisions. Nobody hires an estate agent, a planner or a construction company because an ad was funny. The job goes to whoever has built trust in advance: with evidence, with people you can see beforehand and with content that answers questions before they are asked. With a clear plan, exactly that can be built, alongside day-to-day business.
A film shows a property, a project or a business the way you experience it on site. For Exclusive Home, an interior design partner, we produced the cinema commercial at five locations, shown in more than 20 cinemas in Austria; for Planungsbüro Grassl, a brand film and reels from one shoot day; for Sparta Bautenschutz, portraits and shots of the team at work. If needed, we capture drone footage on the same day.
What do you stand for, for whom, and with which offer do clients start? At Planungsbüro Grassl, the workshop produced the construction management subscription, a knowledge base, guides and a newsletter. Content that answers the questions of building clients and owners brings visitors via Google and AI assistants and shows competence before anyone calls.
Property and project pages, references as stories instead of a list, client testimonials, an easy way in such as an initial property assessment or an initial call, and tracking all the way to the enquiry. That way you see which page and which channel brings contracts, instead of just counting visitors.
Meta and Google ads that reach owners in your catchment area or buyers for a development, with a landing page, follow-up process and measurement all the way to the meeting rather than the click. Our guide to winning listings with Meta ads explains what works for estate agents and what burns budget.
Owners hire people, not logos: the estate agent, the builder or the planner becomes visible with a profile, posts and videos, without self-promotion. The same shoot days deliver material for recruiting, so that site foremen, site managers and technicians see what working in the business is like and apply before they actively look.
Google Business Profile, reviews and pages that get found for “estate agent” or “construction company” plus region. And when someone asks ChatGPT for a provider in their district, your name should come up. GEO, optimisation for AI assistants, takes care of that: we build the evidence and mentions that ChatGPT, Perplexity and Gemini need and measure regularly whether you are named.
Where do contracts come from today, which ones do you want more of, and what photos, website and references already exist? Then you get a fixed-price quote.
Then we check your Google profile, reviews, website, social media and whether AI assistants name you, and compare you with the competitors in your area. That shows the first lever.
Target clients, catchment area, core statements, entry offer and topic plan are developed in a workshop before anything is produced. The result carries every further measure.
On one or two days, we produce film, photos, drone footage and short videos at the property, on the building site or in the office, without bringing the business to a halt. Approval by you and your clients.
Property and reference pages, guides, newsletter and ads go live, with tracking all the way to the enquiry and a process that leads prospects into conversations.
Enquiries, meetings and contracts are evaluated, and topics and budget adjusted. Ongoing support has a three-month minimum term, then it is cancellable monthly.
We don’t broker properties or value them. That stays with you as an estate agent, developer or property manager. We make sure owners, buyers and building clients find you and trust you, not that they call us.
We aren’t a portal or a lead exchange either. Bought owner addresses, sales promises and fake reviews are things we don’t do. What we publish shows real properties, real projects and real people, approved by you and your clients. That is slower than any shortcut, and it lasts longer.
We don’t invent expertise. Guides, newsletters and posts come from your knowledge and your projects, as with Planungsbüro Grassl, where the content comes from the workshop and the firm’s knowledge base. We handle the preparation, production and rhythm; you provide knowledge and approval.
The business is decided in winning listings, meaning with owners in your catchment area who have to know you before they sell. Property videos, the agent’s personal branding, the Google profile and Meta ads with a concrete entry offer work together; our guides to real estate marketing for agents and to winning listings show the way.
Competence that building clients first have to understand before they commission anything. For Planungsbüro Grassl, we delivered a workshop, a knowledge base, a shoot day with brand film and reels, guides and a newsletter for the construction management subscription; for Sparta Bautenschutz, business photography with portraits and shots of the team at work that show expertise and strengthen trust.
Brands whose work has to be seen, and whose clients are building or buying right now. For Exclusive Home, an interior design partner, we produced the cinema commercial at five locations, shown in more than 20 cinemas in Austria. The same production feeds the website, social media and ads.
Anyone deciding about a lot of money checks carefully whom they trust with it. That applies to your agency too, and you can hold us to it.
Property film, photos, website, guides and ads are created in the same team. For Planungsbüro Grassl, the workshop, knowledge base, brand film, reels and newsletter came from one source.
The senior people from the initial call also run the workshop and work on the film, website and ads. That slows our growth. We accept it.
Enquiries from owners, buyers and building clients, meetings and contracts, measured all the way to the enquiry. Reach without contracts doesn’t count.
Bought owner addresses and sales promises are things we don’t do. We tell you when an idea costs a lot and delivers little, even if it is ours.

Estate agent for lakeside properties on Lake Wörthersee. With him, we produced property and personal branding content that convinces buyers before the viewing.

Planning and construction. For the firm, we build the website, enquiry flow, newsletter and ads, so that clients with a concrete building project get in touch.

Real estate marketing is the marketing of properties and of services around property. That means individual properties and developments, but also the estate agent, the property manager or the construction company as a brand. It covers property preparation with photos, video and floor plans, brochures and portals, the website and local Google visibility, social media, ads and guides. There are two goals behind it: finding buyers or tenants for a property and winning owners for the next instruction. The second goal decides an estate agent’s business.
Digital real estate marketing is the part of real estate marketing that happens online. It includes the website and property pages, Google Business Profile and reviews, portals, social media, property videos and virtual tours, newsletters, ads on Meta and Google and visibility in AI assistants such as ChatGPT. The difference from a print ad or a site hoarding lies in measurability: you see which channels bring enquiries. Digital doesn’t mean portal: the portal shows your property, while your own channels show why people should hire you.
Real estate advertising works when it shows properties and people as they are. Good ideas are professional property photos and drone footage, short videos from a viewing or of construction progress, client testimonials after a sale or handover, guides on valuation, process and additional costs, and ads aimed at owners in your catchment area. Developers add project films and building site updates, construction companies reference galleries and insights into the team. Interchangeable slogans and stock photos work less well, because they don’t build the trust that decides when large sums are involved.
An estate agent wins more sales instructions when owners in their area know and trust them before they want to sell. That takes a clearly defined catchment area and regular visibility there: sold properties, news from the neighbourhood, the agent’s face. Add a Google profile with genuine reviews, a website with an easy way in such as an initial property assessment, and ads that reach owners exactly there. Referrals remain important; visible work multiplies them. Our guide to real estate marketing for agents goes through it step by step.
Yes, Meta ads work for winning listings if the area, the offer and the follow-up are right. The ads address owners in a clearly defined area with a concrete offer, such as an initial assessment of the sale value or a guide to the selling process, and then a person follows up quickly. Budget burns when you run general brand ads, link to the homepage or leave enquiries lying around. Measurement all the way to the meeting, not to the click, decides. Our guide to winning listings with Meta ads covers the details.
A property video is worth it for properties and projects whose value doesn’t show in photos: location, sense of space, view, surroundings, and for developers the construction progress. It is made on one shoot day at the property, with a concept in advance, drone footage for the location, calm camera moves inside and, if you wish, an agent who leads through the property. That produces a long version for the website and portal and short vertical versions for Instagram and Facebook. For estate agents, the brand film often counts for more, because it advertises the next instruction rather than just the current property.
Drone footage is worth it when location, size or construction progress tells the story. That applies to plots, properties with a view or special surroundings, developments in the shell stage and building sites whose scale you want to show. It makes less sense for city-centre flats without a special location. Drone flights are subject to rules on registration, flight zones and distances, which we take into account in planning; not everything is allowed over cities or near airports. Aerial footage is captured on the same shoot day as film and photos. More in our guide to drone footage for businesses.
A construction company does marketing by showing what it has built, who built it and what clients say about it. Specifically: a website with references as project stories rather than a list, photos and film of building sites and finished properties, reviews and client testimonials, a Google profile for the region, social media with insights into construction progress and the team, and relationships with architects, planners and developers. For Planungsbüro Grassl, we built this with a workshop, a knowledge base, a shoot day, guides and a newsletter. A typical mistake: the current building site, of all things, is never shown.
The first marketing tip for trades and construction businesses is to document your own work visibly. Before-and-after photos, short videos from the building site and finished projects with a few sentences on the problem and solution show what you can do. Add a complete Google Business Profile with a request for a review after every job, a website that shows on a phone straight away what you do and where, and a fixed rhythm, such as one post a week. That needs no big budget, but it needs consistency. For Sparta Bautenschutz, we produced portraits and shots of the team at work that show exactly that.
A construction company finds skilled workers through social media by showing what everyday work really looks like. Team, building site, equipment and the tone on site reach people on Instagram and Facebook who aren’t actively looking, and they get in touch when it fits. That takes a short recruiting video or reels with real employees, a careers page with a short application that needs no CV, and ads targeted regionally at the relevant trades. The same shoot days that convince clients deliver the material. Our guide explains how social recruiting works.
Very important, because owners and building clients search locally, and the Google Business Profile with its reviews is often the first encounter with your business, even before the website. A complete profile with services, opening hours, current photos and regular posts appears on the map for searches such as “estate agent” or “construction company” plus location. Reviews then decide who gets the call. After every completed sale or project, actively ask for a review and reply to every one, including critical ones. Bought or fake reviews are off limits; they get noticed and can have legal consequences.
A real estate marketing agency makes properties, projects and the business behind them visible and builds trust. The tools include property photography and film, brochure and project design, website and landing pages, social media, ads aimed at owners and buyers, local Google visibility and measurement all the way to the enquiry. Some agencies only market properties for developers; others look after the estate agent’s brand. At Maze & Friends, the senior people from the initial call also work on the project, and film, website, content and ads come from one team.
What marketing for estate agents, developers or construction companies costs depends on the starting point and the scope. Are there usable photos and a website, or does everything start from zero, and is it about one property, one project or the whole business? The biggest items are shoot days for film, photos and drone footage, building or rebuilding the website, guide content and the ad budget that goes straight to Meta and Google. Ongoing support has a three-month minimum term, then it is cancellable monthly; projects such as a film are one-off. You get the fixed-price quote after the initial call.
ChatGPT names estate agents and construction companies that it can clearly assign to a region and specialism and about which it finds reliable sources. For estate agents, that means pages on districts and property types, guides on the selling process and valuation, and sold properties as references. For construction companies, it means project stories with location and service. Add a well-kept Google profile, mentions in directories, media and with partners, and structured data, meaning machine-readable information in the page code. Whether and where you are named can be measured; more on our AI visibility and GEO page.
